What To Expect
Not sure what to expect once you have ordered your appraisal? Here is a typical example of the process.
1. We will have a brief phone call, e-mail, or in-person interview to determine your needs and find out more regarding the property or properties in the appraisal.
Helpful information includes the Tax ID, any updates or repairs (example: roof, foundation, kitchen or bath renovations).
Tax records can differ greatly from the actual size of the home.
3. We research and collect data on the subject property as well as analyze the specific area to determine what market trends are reflecting.
4. We research the most similar sales and listings to utilize for the Sales Comparison analysis. If additional approaches to value are deemed necessary (Cost and Income), additional research will be completed.
5. We provide a digital .pdf and/or .XML copies for every appraisal and will provide hard copies per your request.
